As a seller, it is important to know your buyer. And again, that is where we come in. If they are buying cash, you have the right to request a proof of funds.  A recent bank statement that will prove they have the funds readily available to close.  If financing, the buyer will need to show a pre-approval letter.  Many of these are prepared hastily for buyers and sellers often don’t know what to look for.  We call the lender and make sure the buyers credit has been assessed and the bank will commit to giving the financing.  This one factor alone makes for a smooth and quick closing.
